Property management

We operate what we buy.

Redwood Bridge Limited runs the housing it owns with the same care it uses to review deals: steady routines, real upkeep, and the checks a careful operator actually runs.

What this page covers

This page explains how we run the housing we own, and where we bring in licensed partners. It is for owners, capital partners, and service or care operators deciding whether to work with us. We operate our own buildings; we are not a property manager for hire.

How we run housing

Low-drama operations

Simple, repeatable routines and clean records beat heroic rehabs. We operate for durability, not drama.

Compliance upkeep

Federal inspection readiness (NSPIRE) for voucher buildings and care-home code controls (R-3.1) for senior care homes are kept up on a schedule, not passed once and forgotten.

Insurance & hazard watch

Coverage, wildfire, and flood exposure are monitored, because insurance and conditions change.

Regular reporting

Owners and partners get steady, documented updates rather than year-end surprises.

Operator partnerships

Care and services operators run the day-to-day where a license or program contract requires it.

Conservative funding

Careful borrowing and funded reserves keep operations solvent and boring, the way we like them.

Our role

What we operate directly

  • Asset management: keeping each property financially healthy
  • Day-to-day property oversight and upkeep
  • Regular, documented reporting to owners and partners
  • Coordinating vendors, contractors, and inspections
  • Managing the operator and service partners on a project

Our role

What we do not do ourselves

We do not provide licensed care, clinical services, case management, or social-service programming ourselves, unless that work is properly licensed, documented, and approved.

For housing that needs those services, we bring in a qualified operator or service partner before we commit, so the right licensed people are responsible for the care.

Scope

What this is not

We are not a third-party property-management company for hire. We operate the housing we find, review, and own on the Oakland-to-Sonoma corridor, alongside services and care operators where a program or license requires them.
