Small apartment buildings that serve tenants using Housing Choice Vouchers (HCV), checked for passing federal housing inspections (NSPIRE) and getting workable insurance.

Licensed senior care homes
Six-bed homes converted into licensed senior care (Residential Care Facilities for the Elderly, RCFE), reviewed for the care-home building code, the licensing path, and realistic staffing.

Transitional & reentry housing
Housing backed by a program and a contract, run with an experienced services partner, never as a solo landlord bet.
Selective
Secondary focus — taken on selectively
Taken on only when they strengthen a position we already hold on the corridor and stay low-drama. Mid-term rentals are taken on selectively, never a headline.
